Transfers of the title of real estate in Mexico are done in a very similar format to what is referred to as a “Table Closing” in parts of the United States.  This style of closing brings the parties of the transaction together on the day of the transfer to prove to the Notario that the Seller has the right to sell the land and that the Buyer has the funds needed to purchase the property.  In order to get to this point, First Title Services prepares all of the necessary items required by the Notario in order to successfully transfer the title of the property.

Traditionally in a Seller’s market, the Buyer will pay for all of the closing costs except for any capital gains taxes owed by the Seller.  However, we currently find ourselves in s Buyer’s market and therefore we have seen some of the fees being negotiated between the two parties.  Closing costs can range from 5 to 10 percent of the purchase price calculated from a number of variables that affect the final closing costs; purchase price, appraised value, the citizenship of the Buyer (Bank Trust), the location of the property (restricted zone), the bank used to setup the Bank Trust (if needed), if the trust is being transferred or if a new trust is being setup, the specific Notario used to finalize the transaction, etc.
